Important Information for Real Estate Agents

 

 

 

     Before you consider recommending me to any of your clients, there are a few things about me and the way that I do business that you should know.

 

 

 

1.  I am not interested in selling our client the house.  My job is to closely inspect the dwelling that our client is wanting to buy and provide him or her with a complete, accurate and unbiased description of the home and its systems. 

 

2.  I take my time and am very thorough.  I am usually on site for a minimum of two and a half hours...sometimes longer. 

 

3.  I provide my report to our client, first, and will not communicate with anyone about the inspection and my findings without the client's permission. 

 

4.  I do not turn on the utilities on a property that someone else has turned off.  It will be your responsibility, or the client's, to ensure that all systems are properly energized.

 

5.  You should know that some of the people I have inspected for have decided, after reading my report, that they do not want to buy the property.  Sometimes they have decided to offer less money or demand that certain defects be corrected.  I consider this to be their business and not mine.

 

6.  I do not advise the client that they should...or should not...buy a particular home.  I simply provide them with my opinion of the property's present condition and allow them to make an educated decision on their own.

 

7.  I am not a contractor who does inspections on the side.  I am a board certified inspector with over 900 inspections and hundreds of hours of classroom and field training who knows how to identify and record defects in a structure.  I will not offer a bid on fixing anything that I inspect.

 

8.  I will not pay you any money to appear on any "preferred provider" or "concierge" lists that you provide to your client.  I believe that a recommendation of my services should be based upon merit...not on my willingness to pay a fee to a real estate broker.  I believe that a potential client is expecting the same thing.

 

If any of these features regarding the performance of my job interferes with how you do business or is less than what you are expecting from a home inspector, you will want to find someone other than me to refer to your client.

 

I believe that it is in all of our interests....the salesman, the client, and the inspector...that we have this understanding before we begin the inspection process.
